Call for sites

The Call for Sites was an important early step in the Review of the MBC Local Plan which was open between March and May 2019. The purpose of the Call for Sites is to establish what land is potentially available in the Borough. The land that was submitted will form an important part of the evidence base that underpins the spatial pattern of development included in the Local Plan.

These sites have been put forward by landowners and/or prospective developers to the council as part of its local plan review process. At the point of release (4 November 2019) no decisions have been taken on these sites. Not all sites will be needed for the local plan review and many will be deemed unsuitable.

The Council is currently assessing all of the sites received for their suitability for inclusion in the Local Plan Review. In the meantime, we have made all of the responses received available on our Google Drive.

We advise that you first look at the Borough map to find the site(s) that are of interest to you, then use the reference number to view the information submitted.

We requested information about sites which might be suitable for the following:

  • Housing, including specialist housing such as housing for the elderly
  • Employment including offices, research and development, industrial, storage and distribution
  • Retail
  • Leisure including hotels, gyms and cinemas
  • Gypsies, Travellers and Travelling Show-people
  • Nursing and care homes

The call for sites has now closed, and we are assessing the sites for inclusion within a consultation draft of the Local Plan. Sites submitted to the council after 1st March 2020 will not be included in the Preferred Options consultation document. The next opportunity to submit a new/ alternative site, or comment upon sites will be during the next public consultation in late 2020. Submitting a site through the Call for Sites doesn't mean we'll include it in our Local Plan Review or grant planning permission on it in the future. It will give us a starting list of sites to consider.


What is a Call for Sites?


The Call for Sites is a process whereby the Council asks for land to be nominated that could be suitable for future housing, employment, retail, leisure, infrastructure and Gypsy & Traveller development for the forthcoming Local Plan Review. This is a normal process in the production of a Local Plan.

What information is being released?


All the site information received by the Council in response to the Call for Sites which was open between March and-May 2019. The information is available on our Call for Sites page.

Are all these sites going to be developed?


No. The sites that have been submitted are an expression of interest by the landowner or developer. It provides the council with a long list of potential sites from which to choose. The land that has been submitted is very much more land than will be needed for the 1,236 new homes/year which the Government says needs to be built in our borough from 2022 and which the Local Plan Review needs to plan for.

Why are you releasing the Call for Sites Information? 


We are releasing the information we have received for transparency and to give you early information about which sites have been submitted. This represents all sites and site information that has been submitted and is not presented in any form of priority on the website. In the meantime, the Council will work to assess the suitability of each site.

 Have any new Garden Community proposals been submitted? 


A new Garden Community is one way to provide the new homes needed in the borough.  A Garden Community could be a wholly new town or village, or it could be a major extension to an existing town or village.

Several Garden Community-scale proposals have been submitted to the Call for Sites and these are all included in the public information on the website.  The Council will assess all the submitted proposals and decide whether any, or none, of the Garden Community proposals should be included in the draft Local Plan Review.

Is this a public consultation? 


No, we are releasing the information we have received for transparency and to give you early information about which sites have been submitted. In the meantime, the Council will work to assess the suitability of each site.  Along with other work areas, this work will feed into Maidstone Borough Council’s Local Plan Review, which will be subject to future public consultations and an independent examination by an Inspector appointed by the Secretary of State.

What are the next stages in the progress of the Plan?


We are currently gathering evidence. The sites from the Call for Sites are evidence of potential land supply. We are also analysing the results of the Themes, Issues & Choices scoping consultation held in July - Sep this year, as well as gathering other evidence on issues such as housing need, employment land need, retail need, amongst others.
