We are offering landlords a one-off payment incentive for every property we can use to provide housing for clients on our Housing Register.

Incentives for landlords

Landlord eligibility

  • The property must meet our required standards. An inspection would need to be undertaken by us before any agreement is signed.
  • We would require a copy of the current gas safety certificate, energy performance certificate, tenancy agreement, electrical certificate and fire safety certificate if applicable.
  • We would have nomination rights for the tenants put in the property.
  • The landlord must show evidence of ownership of the rented property. (If the property is subject to a mortgage, the landlord must inform the lender of their intention to let the property, otherwise the terms of their mortgage may be breached).
  • The rent cannot be higher than the Local Housing Allowance rate applicable at the time of letting.
  • The incentive payment includes any deposit that the landlord wishes to take. No further deposit will be made by us for the initial tenant but a bond equivalent to six weeks' local housing allowance could be made for any subsequent tenants if a loss has occurred.
  • Each tenancy must be let for a minimum period of 12 months. The tenancy agreement is directly between the landlord and the tenant.
  • The incentive does not constitute property management but should this service be required then we would advise the landlord to contact a local letting agency.

HomeFinder Bond

The Homefinder Bond is an alternative scheme which offers landlords a bond as security against damage, cleaning costs and rent arrears in lieu of a deposit.

Landlord incentives:
  • The bond covers a higher amount than the usual cash deposit
  • The minimum bond offered to landlords is £1,250
  • Free check in and check out of tenant
  • Free inventory (via a specialist third party inventory service)
  • No need to be registered with a Tenancy Deposit Protection Scheme
