Pre-application Advice


Why get it

Pre-application advice helps to:

  • Identify and address any potential problems with your application
  • Identify any additional advice you might need
  • Identify any specialist advice you might need
  • Stop you from submitting an invalid application

We'll discuss your proposal in more depth, including the design and any materials you plan to use, before you submit a full planning application.

After applying

We'll aim to validate your application within two working days and then contact you shortly after. Once we have everything we need from you, the case officer will contact you to arrange any meetings and again with their advice within 20 working days of the meeting.

Data protection

Your application will be treated confidentially. However we may have to include it as part of Freedom of Information requests. If this happens we'll contact you beforehand. For more information about Freedom of Information visit our Freedom of Information pages.

Advice

Specialist advice includes advice about works to listed buildings, protected trees and more general advice on heritage, landscape or trees that wouldn't need a planning officer.

  • Major development of 10 to 39 residential units or commercial floor space between 1,000 and 4,999 square metres

Your name and contact details

The correct fee

The site address

Details about what you're proposing. For example, what you plan to build, what tree works you'd like to carry out, how the land will be used etc.

Applications not about trees must also include:

A site plan with the site outlined in red

A sketch plan of the existing site including any buildings, trees etc

If you want to meet with officers we'll also need to see scaled plans clearly outlining your proposal. This could also include elevation and floor plans
